Ram Krishan Dudeja is a distinguished banking professional and marketing consultant with the State Bank of India. His forty year journey with SBI reflects a legacy of trust, operational excellence, and transformative leadership. He joined SBI in October 1985 and grew through diverse responsibilities across branch operations, credit management, vigilance, and customer service while continuously elevating performance, governance, and people focused growth.

A Certified Associate of the Indian Institute of Bankers CAIIB and a Certified Information Systems Auditor CISA, Ram has been at the forefront of financial discipline, risk management, and technology supported banking. His extensive experience in vigilance and compliance strengthened process integrity and institutional accountability across many SBI assignments.

Following his retirement in April 2025, Ram continues to contribute his expertise to the banking ecosystem. Now empaneled as a marketing consultant with SBI, he supports business development, customer engagement, and strategic outreach initiatives that align institutional goals with real world customer needs.

Ram is also shaping a new chapter as an advisor and entrepreneur, using his domain experience to guide individuals, startups, and businesses in financial planning, digital awareness, and responsible banking practices.

Certified Information Systems Auditor (CISA) and retired Assistant General Manager with over thirty nine years of experience in internal audit, information systems audit, vigilance, and risk management at the State Bank of India. Proven expertise in identifying fraud, income leakages, and control weaknesses across more than one hundred branches.

🏠 1. Home Loan

A. KYC Documents (All Applicants & Co-applicants)

  • PAN Card (mandatory for all)
  • Aadhaar Card / Passport / Voter ID / Driving Licence (any one as identity proof)
  • Aadhaar Card / Utility Bills / Bank Statement with address (address proof)
  • Recent passport-size photographs (3 copies)

B. Income Documents – Salaried

  • Last 3 months’ salary slips
  • Form 16 / ITR for last 2 years
  • Last 6 months’ salary account bank statements
  • Employment letter / appointment letter (if applicable)

C. Income Documents – Self-Employed / Business

  • ITR with Computation of Income for last 2–3 years (CA certified)
  • Balance Sheet & Profit & Loss Account for last 2–3 years
  • Business Registration Proof (GST / Shop Act / Trade Licence)
  • Last 12 months’ current/business account bank statements

D. Property Documents

  • Sale Agreement / Allotment Letter (for under-construction property)
  • Sale Deed / Title Deed (for ready-to-move property)
  • NOC from Builder / Society / Housing Board
  • Approved Building Plan / Layout Plan
  • Occupancy Certificate / Completion Certificate (ready property)
  • Property Tax receipts (latest)
  • Encumbrance Certificate (for resale property)
  • Valuation report by SBI-approved valuator

  • Duly filled and signed SBI Home Loan Application Form

🔄 2. Balance Transfer (BT) of Home Loan to SBI

A. KYC Documents

  • Same as Home Loan KYC documents above

B. Income Documents

  • Same as Home Loan income documents (salaried or self-employed)

C. Existing Loan Documents

  • Sanction letter from existing lender
  • Latest outstanding loan statement / repayment schedule
  • Last 12 months’ loan account statement showing EMI payments
  • List of property documents held by existing lender
  • Foreclosure/NOC letter from existing lender (at time of closure)

D. Property Documents

  • Original title deed / sale deed (if not with lender)
  • Encumbrance Certificate
  • Property tax receipts (latest)
  • Valuation report by SBI-approved valuator

➕ 3. Top-Up Loan on Existing SBI Home Loan

A. KYC Documents

  • Updated KYC if details have changed since original loan
  • Proof of existing SBI Home Loan account number

B. Income Documents

  • Latest salary slips (last 3 months) — salaried
  • Latest ITR + financials — self-employed
  • Last 6 months’ bank statements

C. Loan Account Documents

  • Existing SBI Home Loan account statement
  • Evidence that 12 or more EMIs have been paid on time
  • No active default on any SBI account

Note: Typically no fresh property documents required if the property is already mortgaged with SBI. However, SBI may request updated valuation.


🏢 4. Loan Against Property (LAP)

A. KYC Documents

  • Same as Home Loan KYC documents above

B. Income Documents – Salaried

  • Last 3 months’ salary slips
  • Form 16 / ITR for last 2 years
  • Last 6 months’ salary account bank statements

C. Income Documents – Self-Employed / Business

  • ITR with Computation of Income for last 3 years
  • Audited Balance Sheet & P&L for last 3 years
  • Business Registration / GST Certificate
  • Last 12 months’ business account bank statements

D. Property Documents

  • Original Title Deed / Sale Deed (clear title)
  • Encumbrance Certificate (minimum 13 years)
  • Property Tax receipts (latest)
  • Approved Building Plan / Layout approved by local authority
  • Occupancy / Completion Certificate
  • Valuation report by SBI-approved valuator
  • NOC from Society / Housing Board (if applicable)

E. Additional Documents

  • Duly filled and signed LAP application form
  • Purpose of loan declaration / end-use letter
  • Processing fee cheque in favour of SBI

⚠️ Important Notes

  • All documents should be self-attested. Original documents will be required for verification at the bank.
  • Additional documents may be required based on individual case assessment by SBI.
  • Property must be free from all encumbrances (no existing mortgage/lien) for fresh Home Loan or LAP.
  • CIBIL/Credit score of 700+ is generally preferred. Scores below 650 may result in rejection.
  • All co-owners of the property must be co-applicants to the loan.
  • Self-employed applicants must have a minimum of 3 years of business vintage.
  • NRI applicants must provide additional documents such as passport, visa, overseas address proof, and Power of Attorney (PoA) in favour of a resident Indian.
